    Pasadena chalet by Grauman’s Chinese Theatre designers seeks $5.5M

    A Pasadena chalet-style Craftsman home built by the designers of the original Grauman’s Chinese Theatre is on the market for $5.5 million.

    The 4,462-square-foot residence has five bedrooms and six bathrooms between the main house and a guest house. Built by the Milwaukee Building Co. in 1909, it sits on a half-acre lot in the historic Oak Knoll neighborhood near the Langham Huntington Hotel, surrounded by specimen trees and lush gardens.

    Records show the property sold for $3.886 million in November 2014, following a restoration under the guidance of award-winning architect Douglas Ewing nearly a decade earlier. The city designated the home a historic landmark and it currently benefits from property-tax savings under a Mills Act contract.

    A rustic log veranda leads to the foyer of the main house. Beyond, the living room showcases Peruvian mahogany millwork, a recessed bench alcove, custom light fixtures and quarter-sawn oak floors.

    Nearby, a tiled fireplace anchors the den under a redwood-beamed ceiling.

    There’s an artistic oak buffet in the dining room.

    The gourmet kitchen, a centerpiece of the 2005 renovation, offers top-of-the-line appliances and a large island. It connects to a butler’s pantry and an outdoor dining porch.

    Upstairs, the primary suite offers a separate sitting room with a fireplace, two walk-in closets  and a covered deck overlooking the lagoon-style saltwater pool and spa. Framed by a terrace, the pool serves as a focal point to the park-like grounds, which are visible from three generously-sized bedrooms.

    A finished basement holds the wine room and enough space for a gym.

    Matching the main house’s aesthetic, the one-bedroom one-bathroom guest house features an open floorplan and a kitchenette. Recent infrastructure upgrades include a new foundation and roof, along with modernized plumbing, electrical and HVAC systems.

    “I have agents who think it is underpriced,” said listing agent Carol Chua of Coldwell Banker Realty, noting that three parties have already inquired about “when we’re looking at offers” since the home hit the market less than a week ago. “If someone is in this price range, this house has a ton to offer.”

    The Milwaukee Building Co., established in 1906, operated as a design-build firm. It later transitioned into the Los Angeles-based architectural firm of Meyer & Holler, which was responsible for some of Hollywood’s most iconic buildings, including Grauman’s Chinese and Egyptian theaters.
