    Newport Coast estate with ‘underwater’ bar sells for $30 million

    A Newport Coast estate featuring a speakeasy-style bar with underwater pool views visible between the liquor shelves sold last month for $30 million.

    The 13,206-square-foot, stone-clad Tuscan villa has six bedrooms and nine bathrooms, including three powder rooms. It traded for 40% less than the original asking price of nearly $50 million in June 2025.

    After the price dropped to $31.9 million in January, the seller accepted an offer in February. Records indicate a private trust bought the estate, and the deal closed March 27.

    Renowned architect Richard Landry, behind celebrity commissions for the likes of Dr. Dre, Wayne Gretzky and Kylie Jenner, designed the estate for World Oil Corp. CEO Robert Roth and his wife, Georgia. Roth died in December 2024 at 80.

    Completed in 2003, the mansion sits on a half-acre lot in the guard-gated Pelican Crest neighborhood. It offers unobstructed views of the ocean, coastline and the Pelican Hill Golf Club.

    The listing’s details are sparse, but it details a staircase and elevator connect the home’s three levels.

    The lowest level houses the speakeasy bar, a temperature-controlled wine cellar and fitness and spa areas. This floor also includes a vintage-inspired theater with hand-painted ceiling murals and crystal lighting.

    Lounge areas “echo the mood of an elite members-only club,” the listing reads.

    The estate, with its high ceilings and grand common areas, emphasizes indoor-outdoor living.

    Outside, stone paths lead to terraces, lush gardens and a 16th-century Venetian fountain. The grounds also feature a koi pond, a detached guest house and the two-level, infinity-edge pool with custom Italian glass mosaics.

    A loggia with a fireplace completes the outdoor amenities.

    Josh and Matt Altman of the Altman Brothers at Douglas Elliman held the listing, while Anshu Mohan of First Team Real Estate represented the buyer.

    Newport Coast is at the epicenter of Orange County’s most expensive home sales.

    In May 2025, a mansion still under construction sold in Pelican Crest for $42 million, making the highest Orange County sale last year. In January, the local market set another high watermark when a property in the Crystal Cove Estate Collection enclave sold off-market for $43.56 million, making it OC’s biggest sale this year so far.
